Interestingly, the balance between renting and buying is shifting. Regional areas are becoming far more attractive.
About 14% of suburbs are now cheaper to own than rent, compared with just 1.7% in major cities.
Perth stands out as the most affordable market. Buying a house there is roughly 4.8% cheaper than renting, and for units, the savings soar to 82.9%
The national median home value now sits at $553,350 (AUD 849,000), marking a 4.1% rise from 2024, which is the year-on-year price movement monitored.
Some cities are sprinting ahead. Darwin’s prices jumped 10.2%, while Brisbane followed with 7.9% growth within the last year.
Rents, on the other hand, are rising at a slower pace. The average weekly rent is now $432 (AUD 663), up 3.4% year-over-year, though it dipped slightly (–1.6%) in the last quarter.
With a vacancy rate of just 1.6%, rental demand remains tight.
Homebuyers, however, finally got a break. Mortgage rates fell to 5.75% for new owner-occupied loans (down from 6.28% last year), making borrowing a little easier.

In Sydney, renting a house costs around $554 (AUD 850) weekly, the highest in the country, while renting a unit costs $488.8 (AUD 750).
Buying Costs: Purchase Prices, Down Payments & Mortgage Rates
The average new home loan has climbed to $441,898 (AUD 678,000), up 10% from last year, showing how stretched affordability has become.
Mortgage rates for owner-occupiers have eased to 5.68% and are forecast to fall further to around 4.98% by the end of 2025.
Investment loans remain slightly higher at 5.94%, while existing loans average 5.76%.
Buyers should also factor in stamp duty costs of 4–6%, which push total upfront costs to around a quarter of a property’s value (24–26% before the first repayment is even made).
Comparison: Rent vs Mortgage Monthly Payments in Key Neighborhoods
- In Sydney, a unit costs about $2,118 (AUD 3,250) per month, while a mortgage on a $488,825 (AUD 750,000) home would be roughly $3,584 (AUD 5,500) per month. This means renters save around $1,466 (AUD 2,250) monthly.
- In Melbourne, renting a house costs about $1,825 (AUD 2,800) per month, compared to $2,737 (AUD 4,200) in mortgage payments on a typical $523,369 (AUD 803,000) property, resulting in a monthly saving of $912 (AUD 1,400).
- In Perth, renting a house costs roughly $2,118 (AUD 3,250) a month, but a mortgage on a property valued at $548,741 (AUD 841,928) averages $1,890 (AUD 2,900), saving homeowners about $228 (AUD 350) each month.
How Many Years Until Renting vs Buying Swaps Financially?
It takes about 4-5 years nationally to break even.
This is when the total rent ($89,943 (AUD 138,000) over five years at $412 (AUD 663) weekly) equals the mortgage costs plus fees on homes costing $553,258 (AUD 848,858).
In Perth, units take just 3 years, while houses in Sydney can take over 7 years due to significant price gaps.
Recent rate cuts to 4.98% can reduce the time needed to buy by 6-12 months, encouraging more suburbs to consider buying.
