It raises the question of whether buying or renting is cheaper for people in the capital of the United Arab Emirates (UAE).

Rent increases in Abu Dhabi as expatriates move in

 

Rents in Abu Dhabi vary significantly by area. 

 

Al Reem Island has one-bedroom units priced between $1,823 (AED 6,700) and $2,259 (AED 8,300).

 

Al Shamkha offers lower rents, starting at $871 (AED 3,200). 

 

In hotspots like Yas Island, three-bedroom units cost around $5,444 (AED 20,000). 

 

According to Bayut, we can expect 3-5% annual growth due to an increase in the number of expatriates moving in.

One-bedroom apartments in Abu Dhabi averaged $397,462 (AED 1.46 million) in 2025, with prices ranging from $340,292 (AED 1.25 million) to $457,353 (AED 1.68 million) in areas such as Al Reem Island. 

 

Two-bedroom units are about $658,806 (AED 2.42 million), and three-bedroom units range from $1.2 million (AED 4.4 million) to $2.4 million (AED 8.8 million) in luxury zones. 

 

Bayut listings show averages of $435,574 (AED 1.6 million) for one-bedroom units and $490,021 (AED 1.8 million) for two-bedroom units, with yearly gains of 10-14%.

 

Citizens enjoy a 15% down payment, while expats start at 20% for properties under $1.4 million (AED 5 million), with a one-bedroom unit priced at $79,492 (AED 292,000). 

 

Mortgage rates are approximately 4.5% over 25 years, resulting in monthly payments of $1,660 (AED 6,100) for one-bedroom units, $2,749 (AED 10,100) for two-bedroom units, and $7,513 (AED 27,600) for three-bedroom units. 

 

Fees, including a 4% government charge, add 7-10% to costs, while the investment may yield 6-8% returns.
